The next best thing to being a REALTOR® is being raised by one! Growing up watching his mom sell real estate in Winston-Salem, lending expert John Dillon noticed there was one piece of the transaction that always gave her the most anxiety – that moment right before closing. But, John knew it was a piece of the puzzle he could fix. So, after graduating college with degrees in finance and real estate, he took his first job in the mortgage industry.
“I love this side of real estate because I get to help people reap the rewards of homeownership every single day,” John says. “My team and I are setting up a legacy of generational wealth for everyone we work with, and I especially like walking first-time homebuyers through the process. It’s amazing how many of them believe that getting a loan will be the most miserable experience. Our goal is to make it so easy and seamless that my buyers actually enjoy it!”
After working as a loan processor and junior loan officer for years, John stepped out on his own to become a loan originator in 2018. “I am a people-person,” he says. “I like solving problems and turning new clients into friends. I also have a special affinity for working with REALTORS® because I watched my mom sweat it out for 20 years before every closing, hoping there were no last-minute hiccups that would ruin a deal. My clients can rest assured that we will have an up-front conversation with them, ask all the right questions, and confront any issues that could derail a transaction. Our pre-approvals are as good as gold.”
Last March, John became the CMG Financial Sales Manager for the Charlotte region. Now he is on track to earn President’s Club for 2021, helping more than 50 clients purchase loans over the last nine months. “I’m proud to say I have not missed a single closing date all year, which is pretty rare in the industry,” John smiles. “My team understands how vital it is to get everyone to closing, so we prioritize our process flow in order of importance. We pay attention to details, ensure everything is in order, and don’t let anything go awry. My assistant, Shannon, also has a gift for putting clients at ease because she’s always on top of everything. She keeps people calm, and everyone loves working with her!”
To collaborate with real estate agents, John has a unique Preferred Partner program. He uses 10 percent of his closing commission to co-market with the REALTOR® he closed the deal with, giving each of them an equal share of exposure. “REALTORS® mean the world to me; I wouldn’t be as successful without them, and this is a way to grow our businesses together,” John says. “I’ve used this program to host joint happy hours, purchase Zillow leads, and print flyers with both of our names listed.”
Although John is known to work 24/7, he loves going to Panthers games in his free time, and he’s an avid golfer. Recently, John got engaged to his long-time girlfriend, Merritt, and the two are planning an October 2022 wedding. John comes as a packaged deal with his lovable yellow lab, George. “Family means the world to me,” John says. “My parents still live in Winston-Salem, and we get together all the time. My dad is in the insurance business, so it’s fun to talk shop with him and my mom. Next year, I’m expanding into my hometown with a new office, but I’ll always be Charlotte-based.”
John notes, “Working for CMG Financial is exciting because they have proprietary programs that help people pay off their mortgages significantly faster, like the All In One Program, which is relatively new to the States but is the most common type of mortgage in Europe and Australia. It can add tremendous value to clients, and that’s why I got into the industry in the first place.”
For John, success is solving problems and earning referrals. “That’s how I know I’ve done a great job,” he smiles.
