Crosby Livingston is originally from Irmo, SC, and is a Partner with Knipp Law Office, PLLC. Knipp Law is a transactional real estate firm (or real estate closing firm), whose job is to facilitate the transaction between buyer and seller and, primarily, ensure that the buyer’s title will be cleared and insured when the buyer closes and takes ownership.
Growing up, Crosby planned to follow his father’s footsteps in dentistry, so he attended Clemson University where he got his degree in microbiology. However, as graduation approached, he knew he did not have the same passion for dentistry that he’d need to make a career of it, and decided to attend law school instead. During his time in law school, Crosby took an internship opportunity at a real estate firm where he met one of the managing attorneys, Josh Knipp. Josh left that firm around the same time Crosby passed the NC and SC bar exams, and Josh recruited Crosby to join him in growing his own practice. “Josh had really just gotten things started up not too long before I joined on, and when I showed up, the only other employee was his long-time paralegal, Casey Iannucci,” remembers Crosby. It did not take long, though, before the firm grew rapidly, and Josh and Crosby soon partnered in 2016. Since then, the firm has grown to over 30 employees, with six different real estate offices throughout the Charlotte metropolitan area.
The firm places emphasis on responsiveness and availability for their clients. “Our goal is to make sure that we answer every call we can, respond to every email and voicemail, and get an answer to our clients as quickly as possible,” Crosby notes. “Along with that, we’ve opened office locations in a number of areas to better serve our clients and give them plenty of options for where they can close with us.” Knipp Law Office has locations on both sides of Lake Norman, in Cornelius and Denver, as well as in Concord, Kannapolis, Dilworth, and Fort Mill.
For Crosby, helping his clients achieve their dreams of homeownership is the most fulfilling aspect of his job: “Generally, our representation ends with the client being thrilled about a new chapter in life. It’s always great to see a first-time homebuyer sign their last closing document and hold the keys to their house, or to see someone refinance a loan and save $200/month that will change their day-to-day life.”
Success, to Crosby, is helping his clients and making sure that they receive the best service possible. “I love it when clients are happy and know they’ve made a good decision by closing with our firm,” says Crosby. “I don’t feel like it was a complete success if the client doesn’t leave thinking we did our job to the fullest extent. Every closing hasn’t been perfect, but if a mistake is made, we always take time to step back once the issue is resolved and course-correct so that it can be prevented moving forward.”
Crosby and his wife, Laura, got married last May and had their first child, Charlotte, earlier this year. They love to travel and have been to Italy, Greece, the Netherlands, and Mexico over the past few years, with plans to see Japan and South Africa next.
