Walking in to interview Paul Jamison of Jamison Property Management, I had no idea I’d also be entering one of the most historic homes of Matthews, NC. Located off of S. Trade Street in downtown Matthews, the renovated home-turned-office is a quaint and exquisite piece of Matthews history. Constructed in 1877, the home was restored in 2005, but remains in touch with the time period in which it was built.
Paul’s love of architecture and homes shines through in his timeless office choice. Tastefully placed throughout the office are black and white photos of Matthews as it was almost a century ago. Accents like a high-tank toilet with an authentic rope pull flush mechanism, ] and a tiny prohibition-era closet with an internal key hook lock keep the office history alive. The space is perfectly compatible with Paul’s personality for managing and protecting quality homes and properties.
It was quite an honor to chat with Paul and discuss his role as owner of Jamison Property Management as well as Broker in Charge at Jamison Realty. Taking time from his busy day, Paul was able to share some of the basics about property management with me as
well as his career path in the real estate industry. Jamison Real Estate is currently one of the top real estate brokerage firms in North Carolina.
Paul recalls, “When 2008 came, I decided to hire a management company to handle a personal rental so I could focus on my real estate listing/sales business. After a year of no value and challenges, I was complaining to Marissa Boyle, a fellow agent and friend. She stated that since I was managing my other rentals, I could manage a couple for her. Well, one became five, and then five became 50. Then, after a year of work with individual owners and a stint with a private hedge fund managing hundreds, I desired to stick with individual owners and private investors, and now today we align our property investment division with property management.”
Jamison Property Management provides management services to single owner/investors that choose to rent out their properties. Paul explains, “Our company actually does what the title says…we manage the property.
Many owners understand the value of residual income but take a hands-off approach and trust us to handle what is needed to produce a return.”
The key to his success in property management is based on one basic premise: response.
“To respond is to create value whether with a tenant or an owner.
We focus on a closed communication loop with our clients and tenants. We manage from a perspective of the investor service but through silos and structures to meet the individual.”
Paul shares six basic principles that shape his business focus. Jamison Property Management will:
1. Protect your relationship with the owner
2. Give you a heads up when ready to sell
3. Provide strong communication with owner and systems to protect assets
4. Know what we are doing
5. Answer the phone
6. Be difficult screeners
Number six is a key comfort zone for property owners and potential customers. Jamison Property Management has the experience to review and advise owners on which tenants will be a potential match for their property. There is no stone left unturned; the group works to make their clients happy in all aspects. “Our clients can expect successful returns on investment and protection of client assets with quality tenants,” Paul notes.
Paul takes pride in the fact that his company can ebb and flow with changes in the industry while maintaining a constant quality of service. He adds, “Everyone is in it (property management). You can pay for a little and get a little. We do not deal with low-end properties; that is simply not our gift. We focus on quality properties and with owners who care about their properties. Like the broken window principal, if you care for it, others will, too.”
Paul’s wealth of experience and knowledge on the topic of property management are endless; he has worked tirelessly to perfect his craft. He has been moved to share with others his pearls of wisdom. In the fall of 2019, Paul has a book on investment property and property management scheduled to be released. He is also planning to do teaching and investment seminars following the book release.
With so much on the horizon for Paul professionally, how does this successful fellow choose to unwind?
The answer — and the key — for Paul is with family. With three sons and four grandchildren, Paul loves to spend time with them. He and his wife, Kerry, enjoy golfing and going to the beach. He loves cruising in his ‘vette and enjoying the open air with the top down. They also enjoy venturing up to their mountain home.
Downtime coincides with Paul’s community involvement. Strong community roots guide Paul in his home of Matthews as well as the greater Charlotte area. For example, 12–13 years ago, Paul started the “Pawsitively Matthews Pet Parade.” With just a few vendors and participants, Paul grew the event to over 2,000 people and pets, with a beer garden and multiple vendors set up in Stumptown Park. Even Poop911 showed up to the fun event!
Paul’s most recent event extended to the Charlotte area at large. The company sponsored a family dance party to support homeless
children in conjunction with A Child’s Place. Paul even did a little dance number on Fox 46’s Matt and Ramona’s morning show to promote the event. Word has it he is quite the dancer!
With so much going on professionally and personally, Paul focuses on the fundamentals of success. Noting that it’s “simply about making a difference,” he wishes to make others stronger through shared experiences.
